Serving Ocean Pines

A community, not a town — and it changes everything

Ocean Pines was developed from 1968 by Boise Cascade and is governed by the Ocean Pines Association, elected by residents, rather than by a municipality. It is the largest residential community in Worcester County: 12,145 people, thirteen parks, a Robert Trent Jones golf course that opened in 1972, and a shared ZIP code with Berlin.

There is no main street. Commerce happens in shopping centers along Racetrack Road and near the South Gate. For a business, that means there is no passing trade to inherit — you are found deliberately or not at all.

The Ocean Pines market

Neighbourhood services, sold to a settled audience

This is a retiree-heavy and second-home community, so the business is largely home services, health services and everyday convenience. It is steadier than Ocean City next door — a large permanent population keeps demand up through the winter — but the 50% summer swell is still significant.

It is also a word-of-mouth community with an unusually connected residential network. Reviews and reputation carry further here than advertising does, and they are visible to exactly the people who will act on them.

Questions from Ocean Pines

What Ocean Pines businesses usually ask us

There is no downtown. How do people find us?

Search and reputation, almost entirely. With no foot traffic, your Google Business Profile and your reviews are doing the job a shopfront would do elsewhere.

We share a ZIP code with Berlin. Is that a problem?

It can confuse listings if handled carelessly. Both names deserve to appear where they are accurate, and the service area needs setting properly rather than relying on the pin.

Our customers are mostly retired. Does that change the site?

Yes — larger type, higher contrast, an obvious phone number, and fewer steps between arriving and getting in touch. Small changes, large difference.

Is summer or winter the better time to market?

Both, for different things. Seasonal and rental-related work in summer; year-round home services and health services all through the winter when the competition goes quiet.

We also work with businesses in Berlin, Ocean City, Bishop, Salisbury and across Worcester County and the Maryland coast. Not in the neighborhood? We build and support websites for clients all over the country — the process works just as well over a phone call.
