Real estate websites · IDX listings built in

Your listings. Your website. Your leads.

A real estate website with live MLS search built in, so buyers search homes on your site instead of a portal’s — and when they sign up, they sign up with you. Plans from $99 a month, with hosting and care included.

Illustration — your site, your colors, your name on every listing.

Overview

Why your buyers should be searching on your site

Almost every buyer starts with a search. The question is whose website they are searching on when they find the house.

On a portal, the buyer is the product. The big listing sites make their money selling buyer inquiries to agents. Send your sphere there to look at homes and you are handing them to whoever paid for that zip code this month.

On a brokerage page, you share them. An office site is built for the office. Your name sits somewhere on a roster, and a sign-up can just as easily land with the agent at the next desk.

On your own site, they are yours. Every listing in your MLS, searchable under your name, with your phone number beside every home and a sign-up that goes straight into your CRM. When they save a search, the alert brings them back to you. That is what IDX does, and it is what this page is about.

What you get

Every search is a lead waiting to happen.

The search is what brings them in. These are the tools that turn a stranger browsing at 11pm into a name in your CRM.

Lead tools in every plan

  • Sign-up prompts you control — ask after a few listings, or let them browse freely
  • Request-a-tour, ask-a-question and schedule-a-call buttons on every listing
  • A built-in CRM that shows what each lead searched, saved and looked at
  • Automatic follow-up emails and new-listing alerts, sent under your name
  • Custom searches you build for a client, with alerts that keep them coming back
  • Notes on every contact, so you remember what they told you
  • Listing and search pages on your own domain that Google can read — no frames, no subdomain
  • On Premium: lead routing across your agents and real-time sync to the CRM you already use
The honest bit — what this doesn’t do
  • We cannot switch on listings without your MLS. Your MLS has to approve the IDX feed, usually with your broker’s sign-off. We do the paperwork with you, but the approval is theirs to give.
  • We do not promise a number of leads. The site captures the buyers it gets. How many it gets depends on your market, your sphere, and whether you put the link in front of people.
  • We do not promise to outrank the portals. Listing pages on your domain help, and they keep helping as the market moves. Beating national sites for “homes for sale” in your town takes real SEO work on top.
  • The CRM does not make the phone call. It tells you who to call and what they looked at. The follow-up is still the job.
  • Your MLS sets some of the rules. Things like how listings are attributed and which fields can be shown come from your MLS, not from us. We set it up to follow them.

One-time website build

From $1,750

A WordPress site built around your name and your towns. IDX needs WordPress underneath it, so our $999 HTML build is not an option here. Compare the builds.

MLS data fee

Passed through at cost

Some MLSs charge a monthly fee for IDX data — usually somewhere between nothing and $33 a month. If yours does, we tell you the exact number before you sign.

How it works

From first call to live listings in a few weeks.

The MLS approval and the website build run side by side, so neither one waits on the other.

  1. 01

    We talk about your market

One call. Which MLS you belong to, which towns you work, whether you are an agent, a team or an office, and what your current site does or does not do for you. You leave knowing which plan fits and what the build will cost.

  2. 02

Your MLS paperwork goes in on day one

The IDX agreement is signed electronically, usually with your broker’s sign-off. Approval typically takes one to five business days, so we start it first and build the site while we wait.

  3. 03

    We build the website

A WordPress site designed around your name, your towns and your listings — about two weeks on our content-blocks build, about three on Beaver Builder if you want to rearrange pages yourself. You approve the design before anything goes live.

  4. 04

We plug in the listings and the lead tools

Search bar on the home page, map search, featured-community pages, sign-up prompts, listing alerts and your CRM, all styled to look like your site rather than a widget bolted onto it.

  5. 05

We launch and show you around

Two training sessions come with every build: one on the website, one on working your leads in the CRM. After that a Goober is on the phone at 302-645-7177.

  6. 06

    We keep it running

Hosting, security patching, backups and WordPress updates are in your monthly plan. When your MLS changes its rules or its data, the listings keep up without you touching anything.

FAQ

Questions? We’ve got answers.

Still curious? Give us a call — we don’t bite.

IDX is the system that lets an agent show MLS listings on their own website. Instead of linking buyers off to Zillow or the MLS public site, every active listing in your market shows up on your site, under your name, with your contact details next to it. When a listing changes in the MLS, it changes on your site.

Most of them. The IDX we use covers more than 600 MLSs across North America, including Bright MLS for Delaware, Maryland, Pennsylvania and the rest of the Mid-Atlantic. Tell us which MLS you belong to on the first call and we will confirm it before you pay for anything.

Two monthly plans: Essential at $99 a month and Premium at $125 a month. Both include the IDX listings, hosting and Goober Care. The website itself is a one-time build, from $1,750 on WordPress. Some MLSs also charge a monthly data fee for IDX — usually somewhere between nothing and $33 a month — and if yours does, it is passed through at cost and we tell you the number before you sign.

Usually, yes. MLS rules generally require your broker to sign off before listings can appear on an agent’s website. The paperwork is electronic, and approval typically takes one to five business days. We start it on day one so it is done by the time the site is.

If your current site runs on WordPress, possibly — we will look at it and tell you honestly whether it is worth keeping. Sites built on Wix, Squarespace or a brokerage template generally cannot take this kind of IDX, which is one of the reasons agents come to us for a site of their own.

You do. Everyone who signs up on your site goes into your CRM, not ours and not a portal’s. Nobody sells your buyer to the agent down the street. If you ever leave us, your contacts export with you.

It gives you a real chance to. The listing pages live on your own domain as ordinary pages Google can read — no frames and no separate subdomain — so your site grows every time the market does. We do not promise rankings, and listings alone will not outrank the big portals; pair it with our SEO work if you want to compete for searches in your town.
