A town about to change size
Ellendale counted 487 people in 2020, already 27.8 percent above its 2010 figure, and the approved pipeline dwarfs that base entirely. Ingram Village brings 375 homes and is under construction. Forest Landing adds 309. Newdale Acres places 296 on 141 acres with a clubhouse, a public park and a DART stop, its infrastructure already going in. Garey Farm, seeking annexation, proposes 491 including 264 affordable units. Totalled, a village of under 500 is on a path toward several thousand.
A window like that does not stay open. Builders, suppliers and service firms that establish themselves online now become the default answer once a couple of thousand new households start looking things up. Whoever waits ends up bidding against businesses already ranked, with the same budget buying considerably less.
Two crossroads and a 24-hour front door
Ellendale was settled in 1866 at the meeting of two rail lines and incorporated in 1905; freight still runs through. The crossroads that matters now is Route 16 against US 113, which is why the town bills itself as the Gateway to Delaware's Resort Beaches. Traffic on that stretch of 113 doubled between 1990 and 2005, and DelDOT intends to grade-separate the Route 16 intersection with an overpass once estimated to begin around 2027. Roadwork on that scale reroutes customers for years before it ever helps them.
The largest employer here is not agricultural. The Ellendale Crisis Receiving Center on Main Street, operated by Recovery Innovations, runs around the clock for walk-ins and first-responder drop-offs — 23-hour observation, clinical evaluation, medication and peer support, and withdrawal management, at no cost to the patient. Cobb-Heritage handles poultry breeding stock, and a contracting and materials firm holds a permit locally. Redden and Ellendale State Forest, over 5,000 acres with 44 miles of trails, lies on the doorstep, and its 1936 CCC-built picnic facility is on the National Register.
