A railroad town with something new on the highway
The place was laid out in 1856 when the Delaware Railroad reached it, and took its name from the railroad executive Samuel Felton. Today 1,316 residents occupy 545 households across three quarters of a square mile, with a 2023 median household income near $62,000 and a poverty rate of 7.4 percent against the state's 9.6. Five National Register entries sit within it — two separate historic districts, the Thomas B. Coursey House, the railroad station and the Hughes Early Man archaeological sites.
The live story is Felton Crossing at 9758 South DuPont Highway. The Diamond State Drive-In stood derelict for roughly twenty years before Jeffrey Garrison of Garrison Homes, with partners John Forrest and John Miller, began turning 26 acres into six buildings of manufacturing and distribution space, the largest 60,000 square feet, at a cost of $7.6 million including a million in taxpayer-backed grants. DNREC issued notice WR20250067 on 19 February 2025 covering a pump station and new mains running to the Kent County Regional Resource Recovery Facility. A US 13 frontage address does not automatically fall within the 0.78-square-mile corporate boundary, so the parcel is worth checking before anyone describes themselves as being in the town.
Tenants of buildings that did not exist last year
Most of those new units are sized around 10,000 square feet. That is small-manufacturer, distributor and trade-contractor scale, and companies at that scale seldom have a marketing department — they have an owner, a mobile number and whatever reputation the last job earned. Moving into a brand-new address also means starting with no local search history whatsoever at that location, while every established competitor already has years of it.
The rest of the trade here comes from movement rather than residency. US 13 runs the length of the state, DE 12 crosses it on Main Street, DART's Route 117 stops in town, and Killens Pond State Park — which lies south of the boundary, not inside it — draws campers, disc golfers and water park visitors past the junction all summer. Telling a stranger what you sell and how quickly you can do it captures more of that than any amount of company history.

We are moving into a new unit with a new address. Where do we start?
Claim and verify the Google Business Profile the day you get keys, because verification and the trust that follows take weeks you cannot buy back afterwards. Then make the address identical on the site, the listings, the invoices and the van, so nothing anywhere contradicts anything.
Are we actually in the town or only near it?
Check the parcel rather than the mailing address. Sitting outside the corporate limits changes nothing about who can find you, but claiming a boundary you are not inside reads badly to neighbors and earns you nothing in search. On US 13 just north of Felton is accurate and every bit as findable.
