This was the seat of government for the three Lower Counties, and the evidence is still standing: a National Historic Landmark district designated in 1967 and relisted in 1984, covering 135 acres and 461 contributing buildings. The Court House Museum, the Green and the Sheriff's House are units of First State National Historical Park. That courthouse cupola is the fixed point of the Twelve-Mile Circle, the arc that draws Delaware's northern border. Some 5,551 people live in the city.

The money, though, is mostly outside the cobblestones. Wilmington Airport — 1,250 acres, three runways, 219 based aircraft in late 2022 — carries a New Castle address, and so does the 166th Airlift Wing of the Delaware Air National Guard. So does a spread of warehouse land off Routes 13, 40 and 273. A business here has to decide which of those economies it is really selling into, because they behave nothing alike.

Airport passenger counts went from roughly 9,000 in 2022 to 133,377 in 2023 and around 247,000 in 2024, driven by Avelo Airlines. First Industrial Realty Trust went under contract on 61 acres between Route 273 and Churchmans Road for two speculative warehouses totaling 837,200 square feet, with site development valued near $21 million and $1.4 million in state site-readiness matching funds behind it.

The Delaware Memorial Bridge moves something like 100,000 vehicles a day past the edge of all this, and its roughly $95 million ship-collision protection system — eight eighty-foot dolphins — was completed in October 2025. None of that is the customer for a shop inside the district; that customer is someone deciding on a Thursday whether to spend Saturday walking the Strand. Those audiences want different pages, and merging them is how copy goes vague.
