Serving Hockessin

The school that helped end school segregation

In 1952 Sarah Bulah sued the state because her daughter was not allowed on the bus to the white school. Bulah v. Gebhart became one of five cases consolidated into Brown v. Board of Education, and Delaware was the only state where the plaintiffs won at the state level first. The one-room Hockessin Colored School #107 still stands, preserved by New Castle County and opened to the public as a historic site; a state marker honoring the Bulah family was unveiled in August 2025.

That is the thing worth knowing before anybody writes a line of marketing about this place. The rest of it is a well-off bedroom community of 13,478 strung along Route 41, with Lantana Square for shopping and the Wilmington & Western Railroad running heritage trains from its northern terminus. No hospital, no industrial park, no corporate campus — which means the people you sell to live here rather than work here.

The Hockessin market

Households, not employers

Incomes are genuinely high; the 2000 census recorded a median household figure of $100,844 and nothing since points the other way. Employment happens elsewhere, in Wilmington or Newark or across the Pennsylvania border toward Kennett Square. Commercial mushroom farming survives inside the suburb, tied to that same belt, and Stinson Mushrooms operates here. The Hockessin Athletic Club on Fitness Way is a large private facility rather than an employer of any scale.

So the marketing problem is a domestic one. Discretionary spending, weekend decisions, one person researching and another approving — that is the buying pattern, and it favors sites that answer questions thoroughly over sites that shout. Heritage traffic from the school and the railroad supplies a second, smaller audience arriving from outside, and those visitors search in an entirely different register.

Questions from Hockessin

What Hockessin businesses usually ask us

There are no big employers here. Who exactly are we ranking for?

Households, which is a legitimate market of 13,478 people with money. The searches are domestic rather than commercial — roof, braces, tutor, will — and they get made from a kitchen table in the evening.

Our competitors sit minutes away in Pennsylvania. Does the state line matter?

Search engines weigh proximity and relevance far above borders. If Kennett Square firms are outranking you at home, it is almost always because their sites are better built, not because of where the boundary runs.

We live on referrals. Is a website genuinely the priority?

A referral is just a name, and the first thing anyone does with a name is look it up. The site is not replacing the referral — it decides whether the referral turns into a call.

Can we build something around the Brown v. Board history?

Only with a real connection to it. Visitors do come for the school and the new marker, and nearby businesses can be honestly useful to them, but borrowing that history for marketing you played no part in reads badly and should.
